Our story
Theresa Estate is the trading name of 7 - 12 THERESAS WALK LIMITED, a company formed to manage the leasehold blocks at Theresas Walk and to carry out the duties that the leases place upon the freeholder. Your building is our whole concern, not a single line in a wider portfolio, and that concentration shapes how we work.
The company was established by the leaseholders and freeholder of the block, so the people who make decisions about the building are the same people who live with the consequences. You will find that this produces a practical approach: repairs are commissioned when they are needed, rather than deferred until a report demands them, and contractors are chosen on the evidence of their work.
Service charges are collected into a dedicated account and accounted for in full. You can ask for the invoices, the budget and the reconciliation at any time, and we will provide them without requiring you to invoke a formal right. Where a major item of expenditure is proposed, you are consulted before the commitment is made, and the reasons for the decision are minuted.
Day to day, we keep the communal areas clean and safe, maintain the lighting, the entry systems and the fire precautions, and arrange the inspections that the building's insurance and statutory obligations require. We hold the certificates and the records, and we make them available to leaseholders, solicitors and lenders when a sale or a remortgage requires them.
If you are considering a change of managing agent, you can ask us to review your block and set out what we would do differently. We will tell you honestly whether we are the right fit, and if we are not, we will say so rather than take on a building we cannot serve well.
