Theresa Estate is run by 7 - 12 THERESAS WALK LIMITED, a leasehold block management business looking after residential buildings in and around London. We were set up because too many leaseholders were being managed at arm's length, with no clear answers and no one who knew the building by name. Our approach comes from that frustration: we manage fewer blocks, we know the residents, and we deal with problems before they become disputes.
Day to day, that means collecting service charges, arranging repairs and maintenance, instructing contractors and keeping the communal areas safe and well kept. We handle the statutory side too, from budgets and accounts to insurance renewals and health and safety checks. None of it is glamorous, but it is the work that keeps a building sound and its residents comfortable.
We believe leaseholders deserve to understand where their money goes. So we send clear annual budgets, explain any variance in plain language, and answer questions directly rather than pointing to a clause. When major works are needed, we plan them early, consult properly and keep disruption to a minimum. That transparency tends to make the whole relationship easier for everyone involved.
We work with a small, trusted network of contractors and surveyors who know our buildings and respond when we call. That continuity matters: the same electrician, the same gardener, the same lift engineer, so snags are fixed properly rather than patched over. It also means we can hold costs steady and pass savings back to the service charge where we can.
